Indoor Environmental Assessment

An Indoor Environmental Assessment by GEMCO professionals can assist consumers such as realtors, buyers, sellers, insurance companies, landlords, tenants, and property managers confirm the presence, location and amount of contamination within the subject property.

Primary Focus of an Assessment

The aim of an Assessment is to establish preliminary levels of mould spore contamination of the indoor environment and to determine if a potential hidden mould growth condition exists.  In addition, if a contamination issue is identified a remediation strategy for dealing with the mould growth can be developed.

Indoor Environmental Assessments are offered as Full Assessments or Limited Assessments.  A Limited Assessment includes the same services as a Full, however, it is limited to one room or one area to a maximum of 250 sq. ft.  Both Assessments include the following services:

Visual Inspection

A Certified Mould Inspector will conduct a visual inspection of the building. Based on the findings of the visual inspection, more extensive investigation including sampling and testing may be required.

Instrument Survey

An instrument survey of the indoor environment may include the following:

  • Temperature, relative humidity detection
  • Carbon Dioxide levels detection/Carbon Monoxide
  • Laser Particle Count of particulate in the air and ductwork
  • Thermal Imaging of ceilings, walls and floors for hidden thermal and moisture issues
  • Moisture mapping using a Moisture Meter
  • Fiber Optic inspection into areas with limited accessibility
  • Combustible Gases
  • TVOC (Total Volatile Organic Compounds)

Sampling

Sampling for laboratory analysis and a sampling strategy can only be determined after the instrument survey is completed by the inspector at the time of the assessment.  Sampling is done by the inspector only with the Clients approval. 

A Written Report of Findings and Recommendations

A complete written report may include photographs, thermographs, survey data, laboratory analysis of samples collected (where applicable), findings and recommendations.
